A couple helpful tips

In today’s market requiring perfect FICO scores, huge down payments and increased contingencies, all home buyers and sellers could use a bit of help when it comes to real estate. Recently, I was highlighted in two articles, one in the LA Times and the other in USA today. In the USA today article, (5 tips for every first-time home-buyer) under the section, “Make an offer and apply for a mortgage,” I talk about home inspections.
“Definitely do an inspection. A lot of homes are sold ‘as is’ now, but you can get a credit (from the seller) if there is something big.”
Determining the prices of homes today can be a bit tricky. It’s helpful to get a ballpark by checking the closing prices of comparable homes on websites like Property Shark and Zillow.
The LA Times article regarding short sales is also an important article for buyers. One of my clients, Debra Canter, recently purchased a home in Winnetka for $344,000 on a short sale. Based on 2006 sales records which was the height of the market, I was able to estimate that this property would have been valued at $550,000.
