John R. Talbott, previously a Goldman Sachs investment banker, is a bestselling author and economic consultant. When it comes to the housing market he is also a prophet. When housing prices started to skyrocket in 2003, he published The Coming Crash in the Housing Market correctly warning us that a real estate bubble was forming. Then in January 2006, he called the absolute peak of home prices in the US by releasing a new book, Sell Now! The End of the Housing Bubble.

Mr. Talbott, the person who accurately predicted the housing bubble and its bust, now has a new prediction – IT IS THE TIME TO BUY A HOME! In a recent article, Homes – Buy Now!, Talbott simply explains:

“I have been waiting for more than five years to offer this advice. It is now time in most cities across the country to buy a new home or refinance your existing home with thirty-year fixed rate mortgage debt.”
He goes on to explain that his conclusion is based on four different metrics, all of which favor buying today:

  • Home Prices Relative to Peak Prices During the Bubble
  • Home Prices Relative to Construction Costs or Replacement Costs
  • Home Prices Relative to Incomes and Rents
  • Home Prices in Real Terms, Not US Dollar Terms

Bottom Line
If the person who called the real estate bubble and its bust says now is the time to buy, we believe it is time to buy.

San Fernando Valley Veterans unite at Wendy’s

Just to keep my audience updated on Wings over Wendy’s, I wanted to tip my readers off to a Daily News article written by Dennis McCarthy:

“The party starts at about 9 every Monday morning at Wendy’s restaurant in West Hills, and ends around 11 a.m. The vets finish their last cup of coffee, tell their last joke, and head for the exits to make room for the lunch crowd starting to wander in.

“See you next week,” they say, shaking hands. Drive safe.

No one passing them in the parking lot seems to have any idea who these men are, because if they did they’d probably stop and thank them.

They certainly deserve it. When this country asked them to leave their families and help us out of some tight spots around the world, they did.

World War II, Korea, Vietnam.

Most of them were pilots, navigators and bombardiers. They call themselves “Wings Over Wendy’s” and a more colorful, down-to-earth bunch of people you’re not going to find.

When I walked in to talk to them Monday, the raffle winners were just being announced. The prizes included a pack of 10 ballpoint pens, two small sacks of oranges from somebody’s backyard tree, and a videotape of “All Quiet on the Western Front.”

Beautiful.

“Crash” Blechman, Ed Figueroa, Mickey Epstein and a handful of other aviation veterans came up with the idea of a weekly Monday morning get together at Wendy’s about nine years ago. Today, the group has 140 members.

Crash, who died last year, earned his dubious nickname after crashing five Navy fighter planes during his military career.

He always joked that the Japanese acknowledged him as one of their aces.Laughs are a big part of this exclusive club. War grudges are hard to keep when one of your former members flew for the German Luftwaffe.

He told Figueroa he knew the war in Europe was almost over when he took off one day with 40 other Luftwaffe pilots and were met by 1,200 American planes.

“We never imagined when we started Wings Over Wendy’s that it would grow this big,” Figueroa said Monday, looking around the packed room.

Sitting a few feet away from the former B-26 gunner, 89-year-old Clyde East – the most decorated combat pilot in the room – sat with his young granddaughter.

He felt it was important that she have the chance to be here with him and meet some of these men, said East, a quiet, unassuming man.

The great ones usually are. East flew more than 200 combat missions in World War II and another 100 combat missions in Korea during his 25 years of service.

He was awarded dozens of war medals, including the Silver Star and the Distinguished Flying Cross, and that was just from our government.

He was also decorated by the governments of England, France, and Belgium. In 1955, Col. East made the Guiness Book of World Records for the highest number of combat medals up to that time.

And on Monday morning – holding his granddaughter’s hand – this incredible old war hero walked to his parked car without getting a second look.

Across town, Lindsay Lohan walked out of jail and back into the headlines.”

Wings over Wendy’s recognizes passing member

I know it’s been a little while, but I finally visited my friends at Wings Over Wendy’s. In attendance was Assemblyman Bob Blumenfield who presented a proclamation to the family of a fallen Veteran, Chuck McClure, citing his service to our country. Chuck passed away this last week and his friends and fellow veterans honored him today. It was a touching event and testament to these great men of our community.

Blumenfield also presented a commendation to Wings Over Wendys for their community effort for our veterans.

As I spent more time at the meeting, I announced Marilyn Clancey of “Seniors in Transition” to give the Veterans in attendance information about “Veterans Aid and Assistance Benefit/Pension,” and how they can each apply for this help. This Improved Pension allows for Veterans and surviving spouses who require the regular attendance of another person to assist in eating, bathing, dressing, undressing, medication dosing, or taking care of the needs of nature to receive additional monetary benefits. It’s an opportunity they were all pleased to hear about.

If you have parents that deserve help, I can assist. There are many benefits available to our valued veterans.

This weeks meeting kick off with Elmo Maiden, one of WWII most decorated veterans, announcing a group activity coming up and as always, benefitting the community. This old group of Veterans still give their time at local schools to relay their stories to our youth and other venues.

Last week, for example, this group led by Gen. Leo Keligian and volunteer Michele Croson, assembled approximately 600 volunteers to pack boxes at Operation Gratitude last week!

These ladies and gentlemen make any of us proud to be an American. Come out and see them as they participate in the Canoga Park Memorial Day Parade. Wave and cheer as their Float passes by. We owe these Veterans a debt of gratitude.

Many of us recall the infamous Winton Churchill speech during the Battle of Britain as the United Kingdom awaited the German invasion.  But today, in a society that has largely forgotten about the debts we owe our very own soldiers, a famous WWII B-24 pilot subtly reminded me of an era that sacrificed nearly everything in the name of democracy.

Step into the West Hills Wendy’s on any average Monday morning and you’ll stumble upon a group of veterans, who, by the looks of things, appear to be rather absent in terms of cognition.  But spend a moment introducing yourself and be prepared to step into a time warp, back into the beginnings of WWII.  Elmo Maiden, assigned to battle in Attlebridge, England as a B-24 pilot was quick to share his thoughts about WWII.

“The whole country mobilized, we put people on rations, everybody made a sacrifice,” Maiden said.  “It was a completely different philosophy.  If we are not willing to do that, why sacrifice 50,000 people like we did in Vietnam and not finish the job?  Anything that is worth doing, you either do it completely, or you don’t do it.”

Elmo proposed an interesting idea regarding war and the sacrifice of our country.  WWII brought about an entirely different approach to war – the sacrifice spread into every aspect of society.  It once again reminded me of the debt we owe these veterans.

If you’re looking for a way to say thanks, visit Operation Gratitude.  Or, just stop into the Wendy’s at 6430 Platt Avenue in Canoga Park on any Monday morning between 9 and 10.  A simple thank you goes a long way.

My dog got sprayed by a skunk…close up and I wanted to share the formula my Veterinarian sent to help get rid of the “after effects” !! And by the way, my vet says the “tomato juice” cure is a wives tale!!

One 16 oz bottle of H202 (Hydrogen Peroxide)
One regular size box of baking soda
Three TBSPs of DAWN Dish Detergent (he said ONLY DAWN)
DO NOT USE WATER!!

Mix and pour over your animal
Lather and let sit for 10 minutes
Rinse with warm water

REPEAT.

Veterans in San Fernando Valley Strive for Gold

The National Veterans Golden Age Games in Des Moines, Iowa are in for a surprise. This year, our local Sepulveda VA team will give the competition a run for first. At least we think. Larry Dorey, Steve Palmer, Roland Guevara, Don Starler and Frank Boykin train every morning at 8am. For a crew of 70 and 80 year old’s, I’m impressed. Shot put, discus, cycling, tennis, bowling, you name it, they do it.

“Three years ago I couldn’t touch my knees,” Boykin said. “Now I’m touching my toes and feeling great.”

But, these all stars could really use some financial support. Every year they spend months collecting recyclable glass and plastic containers for extra cash.  On a good week, they make $75.  Their other income comes from social security checks and small pensions.  They don’t vacation and live humbly in one bedroom apartments.  The $1,500 cost for the games is unaffordable without donations.

Can we help these vets?

El Camino Earns Academic Decathlon Title

For the sixth time, El Camino Real High School has won the U.S. Academic Decathlon. The nine-student team came out on top with a combined score of 49,951.7 points out of 60,000 points on a variety of topics pertaining to the French Revolution. This makes Woodland Hills the all time leader in national championships. It’s now the 8th championship in a row that a California school has won.

Jessica Lin of the Conquistadores’ was the highest scorer with 8,645.7 points. The brainy squad is required to play one student from each grade point average category. The categories break down into honors (3.75-4.0), scholastic (3.0-3.74), varsity (up to 2.99).

The championship team consisted of Vivian Cheng, Evan Edmisten, Audrey Goldbaum, Daniel Moreh, Adriana Ureche and Michael Walker. Coaches John Dalsass and Stephanie Franklin helped them achieve their victory.

Congratulations to our Conquistadores’ and keep on fightin’.

A couple helpful tips

In today’s market requiring perfect FICO scores, huge down payments and increased contingencies, all home buyers and sellers could use a bit of help when it comes to real estate. Recently, I was highlighted in two articles, one in the LA Times and the other in USA today. In the USA today article, (5 tips for every first-time home-buyer) under the section, “Make an offer and apply for a mortgage,” I talk about home inspections.

“Definitely do an inspection. A lot of homes are sold ‘as is’ now, but you can get a credit (from the seller) if there is something big.”

Determining the prices of homes today can be a bit tricky. It’s helpful to get a ballpark by checking the closing prices of comparable homes on websites like Property Shark and Zillow.

The LA Times article regarding short sales is also an important article for buyers. One of my clients, Debra Canter, recently purchased a home in Winnetka for $344,000 on a short sale. Based on 2006 sales records which was the height of the market, I was able to estimate that this property would have been valued at $550,000.
